Some places seem to wait. They hold centuries of history within their walls and bide their time, patient, until someone recognises their worth and dares to imagine what they might yet become. The former Collegio Convitto San Carlo in Celana, in the hills above Caprino Bergamasco, is one such place.
Founded in 1579 at the behest of Saint Charles Borromeo, it stands as the oldest Catholic school in Italy. For more than four centuries it shaped generations of young minds, at its peak housing over 1,000 students at a time. Its porticoed corridors and Renaissance cloisters were once walked by figures who left their mark on history: the young Angelo Roncalli, who would go on to become Pope John XXIII; football legend Giuseppe Meazza; and Sandro Mazzola, captain of Internazionale and the Italian national team. In June 2014, the gates closed for the last time. The question of what comes next has remained open ever since — until now.

The Court of Bergamo has appointed Dr. Alessandro Magni as Liquidation Commissioner, tasking him with identifying one or more investors capable of acquiring and regenerating the complex.
This is no small undertaking. The property spans over 25,000 square metres of built space, with tens of thousands of additional square metres of woodland, hillside and two farmhouses. Three monumental historic courtyards, Renaissance loggias with original frescoes, an artistically glazed chapel, a covered gymnasium, a theatre, dormitories, offices, a natural history museum with period zoological collections, and a bell tower commanding a 360° view over the Valle. There is simply nothing else like it in the Bergamo area.

Dr. Magni brings to this role a career built on complex transactions and long-standing professional relationships. His standing in the field was formally recognised when Forbes Italia included him in its 2024 ranking of the top 100 accountants in the country, with a specific commendation in the category of economic value creation and business development. His approach — discreet, methodical, results-driven — is precisely what an operation of this scale demands.
On the planning front, the Municipality of Caprino Bergamasco has already adopted a PGT amendment classifying the Collegio as an urban regeneration zone, unlocking up to 24,000 square metres of gross floor area for development.
This significantly broadens the range of viable uses and creates a framework designed to attract serious investors with diverse visions. Scenarios already under consideration include a high-end wellness resort and spa, residential care facilities for the elderly and vulnerable, a university campus or green economy innovation hub, and the conversion of historic spaces into premium residences.
The location adds further appeal: Celana sits at roughly 450 metres above sea level with panoramic views, approximately 25 km from Bergamo, 20 km from Lecco and 55 km from Milan.
